MERRITT DIRECT HOUSE RULES

Booking a reservation with Merritt Furnished Apartments (“Merritt”) constitutes an agreement to follow and comply with the house rules as represented here, posted at various locations at the community at which a Guest is staying, and in the Rental-Lease Agreement. The term Guest, Traveler, Renter and Tenant have the same meaning.

1. Full-Time Undergraduate Students are prohibited from staying with Merritt unless they are staying with their mother, father, or legal guardian.

2. The Primary Tenant/Guest must be a minimum of 18 years of age.

3. A Booking Deposit is not required, Merritt will hold the Booking for 3 business days in order to process and execute the Rental-Lease Application & Background Screening and the Rental Lease-Agreement.

4. A simple Rental-Lease Application & Background Screening is required. The Guest must submit the Application within 24 hours of Booking.

5. A Rental-Lease Agreement is required for all Guests, the document will be presented in electronic format and may be completed and signed electronically as well. The Guest must sign the Rental-Lease Agreement within 24 hours following submission of the document by Merritt to the Guest. Failure to comply with this requirement will cause the booking to be cancelled.

6. Payment and Security – A valid credit card is required for payment of rent and incidentals, additionally, during the term of stay and for 45 days following the expiration of said term, the credit card may be charged for losses or damages due to failure to comply the terms and conditions of the Rental-Lease Agreement.

7. While not a requirement of your stay, Merritt recommends Guests purchase renters insurance.

8. Packages - Merritt will sign and accept parcels or letters sent to Guest through UPS, Federal Express, Airborne, United States Postal Service or the like. The Guest agrees that Merritt does not accept responsibility or liability for any lost, damaged, or unordered deliveries, and agrees to hold Merritt harmless for the same.

9. Smoking, excessive noise, illegal activities, and parties are not permitted in the Dwelling, common areas, and amenity spaces. The possession of firearms is strictly prohibited.

10. Pets are permitted subject to Merritt’s Pet Policy and Breed Restrictions. Please contact Merritt for further information.

11. Guests are responsible for lost keys and fobs. The cost for a key or fob replacement is $75.00 per item.

12. When available at a community, amenity spaces such as Fitness and Business Centers, a Rooftop Deck and other common areas, the Guest must adhere to the following rules: (a) The rooftop deck and other amenities are limited to Merritt Guests and no more than two (2) outside visitors unless approved by Merritt. (b) Please follow posted directions at each area. (c) Guests are responsible for damages, injury or losses that occur on the property and its facilities. Guest must report property damage to Merritt.

13. Check-in is from 3:00 PM – 5:00 PM and Check-out is at 11:00 AM. Early check-in or late check-out may be available, please contact Merritt for assistance. Guests who stay beyond their designated check-out time and delay Merritt housekeeping staff are liable for any cost associated with such delay.

14. Parking is limited and may be available either on site or off site. Costs for parking varies. Merritt will coordinate the parking reservation. Please, contact Merritt for all available parking options.

15. Merritt includes all utilities and internet service cost in the published nightly rate. However, the Guest will be billed monthly for the electrical cost over the monthly allowance of $100 for a studio apartment, $125 for a one bedroom apartment, $150 for a two bedroom apartment, and $250 for a large two bedroom apartment. If necessary, Merritt reserves the right to charge the cost of electrical, in excess of the allowance to the Guest’s credit card.

16. Merritt’s Cancellation Policy allows the Guest to cancel the booking any time prior to the execution of the Rental-Lease Agreement.
